Estate Cleanouts
Clear inherited homes, garages, basements, sheds, and storage areas with respectful sorting, donation, disposal, and optional resale credit.
Based near Olympia and serving Western Washington from Vancouver to Bellingham, we help families, homeowners, realtors, landlords, and retirees clear inherited property and packed spaces—while identifying tools, collectibles, vintage items, electronics, and other value that may reduce your cleanout cost.

Not everything in a cleanout is junk.
We sort before we haul.
Respectful by default
Family items and documents can be set aside when reasonably discovered.
We clear the space, recover the value, and handle the rest.
Flexible cleanout services
Every property is different. Some jobs are mostly hauling and disposal. Others include tools, collectibles, equipment, vintage items, or resale inventory that should not be treated like trash. We build the job around the actual contents and your timeline.

Resale-aware cleanouts
A lot of cleanout companies treat everything as junk. We do not. When a garage, shop, or estate contains useful tools, vintage items, collectibles, electronics, or other resaleable goods, we can factor that value into the quote through a buyout or resale-credit option.
From first photo to final sweep
Clear expectations make difficult projects easier. We agree on the scope, what stays, how saleable items are handled, and what the finished space should look like before loading begins.

Send photos or video of the space, or schedule an in-person look for larger estates, garages, shops, and tool-heavy cleanouts.
We may recommend a cleanout-only quote, resale credit, a cash buyout, or consignment for higher-value items.
Mark what you want to keep. We can also set aside family photos, documents, IDs, keepsakes, and personal items when reasonably discovered.
Contents are sorted into keep, resale, donate, recycle, scrap, e-waste, and disposal categories.
Tools, collectibles, electronics, cards, games, and vintage items are handled according to the agreement—not tossed in with debris.
We clear the agreed areas and leave them swept and ready for listing, inspection, move-out, storage, or normal use.
No fake flat rates
A tool-filled garage and a trash-filled garage are completely different jobs. Your quote reflects the real labor, logistics, and contents—not a one-size-fits-all number.
Straightforward removal
Best for trash-heavy jobs, realtor deadlines, landlord cleanouts, and contents with limited resale value.
Most flexible
Best for garages, shops, estates, and storage spaces with tools, electronics, vintage items, or equipment.
For valuable collections
Best for tool collections, contractor inventory, collectibles, shop equipment, games, electronics, and vintage contents.
Higher-value items
For owners who want help selling select items instead of accepting a lower bulk offer.
Free photo estimates available.
Larger or complicated jobs may require an in-person walkthrough.
More than junk removal
Not every cleanout should be priced like junk removal. If a property contains tools, collectibles, vintage items, electronics, equipment, or other resaleable goods, we can structure the job in a way that is fair to both sides.
We reduce the cleanout price based on visible resaleable contents we agree to take on as inventory.
We make a direct offer for selected contents or full lots, especially tools, equipment, collectibles, games, and electronics.
For higher-value items, we can discuss a commission-based sale instead of a bulk buyout.
Resale value is not the same as retail asking price. We factor in condition, testing, cleaning, listing time, platform fees, storage, buyer no-shows, shipping risk, and unsold inventory risk. Our goal is to be fair, transparent, and realistic.

Clear agreements
Cleanout-only, buyout, resale credit, and liquidation options available.
A steady extra set of hands
We help clear the gap between “the sale is over” and “the property is ready.” That can mean a full estate, one packed garage, a storage room, or the tools and leftovers nobody else has a plan for.
